Residential

More than 800 residents will call Avalon home. Approximately half will live in 250 luxury rental units located in 4 stories above retail with average rents of $1,400. The remainder will own a home in Avalon’s enclave of 101 single-family, “courtyard style” residences.

Office

750,000 square feet of Class A office will be housed in two buildings and an additional 85,000 square feet of loft office will be constructed over retail.

Hotel

A 300-room, four-star, full-service hotel as well as a 175-room boutique hotel located over retail will serve business executives and leisure travelers. These hotels will feature flexible function space in which to host business meetings and social events.

Parking

Guests and office workers will enjoy a mix of surface, structured and on-street parking. Apartment residents will have dedicated, gated, resident-only parking areas.

Phase II Boulevard LowAdjacent Development

Opposite the Avalon site, at the southeast quadrant of GA 400 and Old Milton Parkway, Gwinnett Technical College will construct a new $25 million satellite campus serving 10,000 students.

Economic Impact

Upon completion, Avalon is projected to generate approximately $21 million annually in sales tax revenue, $4.5 million annually in new property taxes, $1.1 million annually in hotel taxes and 4,000+ of new permanent retail sector, white-collar and hotel service jobs.
